TPO (Thermoplastic Polyolefin) is one of the most common low-slope commercial roofing systems used today.
When installed and detailed correctly, TPO can provide strong performance, energy efficiency, and durability.
At Inspector Roofing and Restoration, we approach TPO roofing with a documentation-first mindset:
inspect the system properly, identify the real failure points, and recommend the least disruptive solution that
protects your building long-term.
TPO Roof Inspections
Documented inspections of seams, flashing, penetrations, drains, ponding areas, and rooftop traffic zones.
TPO Leak Repair
Targeted repairs focused on the true water path—often seams, curbs, terminations, and transition points.
TPO Replacement Planning
When replacement is necessary, we help scope the right system plan based on building use, drainage, and risk.
Storm Damage & Claims Support
When storm damage is present, we document findings and support the process (coverage decisions are made by the carrier).
How long does a TPO roof last?
Life expectancy depends on installation quality, seam/detail workmanship, drainage performance, roof traffic, and
maintenance. A well-installed and maintained TPO roof can provide many years of service. The best first step is an
inspection to evaluate current condition and risk areas.
Is TPO better than modified bitumen?
“Better” depends on your building. TPO can be excellent for reflective performance and welded seams.
Modified bitumen can be strong for durability and puncture resistance. The right choice depends on roof traffic,
penetrations, drainage, and long-term maintenance expectations.
What causes most TPO leaks?
Most TPO leaks are detail-related: seam failures, flashing issues at penetrations/curbs, edge termination problems,
and drainage/ponding stress. That’s why documentation and targeted repair planning matter.
Can a TPO roof be repaired instead of replaced?
Often yes—if issues are isolated and the system is otherwise stable. Repairs can be very effective when the failure
points are identified correctly. Replacement becomes more likely when problems are widespread or the system is at
end-of-life.
Do you provide documentation for insurance claims?
Yes, when storm damage is present we provide inspection documentation and photos to support a clear evaluation.
Coverage decisions are made by the carrier, but accurate documentation helps prevent missed scope items.
